I take the calls, show the home and screen the applications. This is possible because I work out of a small portfolio. Choosing the best applicant is one of the most important decisions you will make and will dictate much of what happens with your investment. Let us help you find the best tenant possible. 

Maintenance

Good, responsible maintenance increases lifetime ROI by preventing problems and keeping happy, paying tenants in your rental. Due to the  limited portfolio I can respond quickly and go on site if called for. I am available after hours for emergency calls.  I'll  use my discretion on minor repairs, and we'll work together to tackle major ones. 

Lease Renewal

Your tenant will be blown away at the difference in service level versus the competition. I will work diligently to ensure that we maximize your lease renewals. I do this with quality customer service, fast maintenance response times, and by treating your tenant the way that I would want to be treated. 

Home Inspections

This is not your average property manager walk through. I'll put my eyes and hands on your property to help prevent future problems and address immediate concerns. The  annual home inspection is part of the lease renewal process and comes at no additional fee. We will discuss and review the inspection together. 

Accounting

You can check out my software at www.rentmanager.com. I selected this accounting software because it is the best in the industry. I issue monthly statements after I send your rent. At the end of the year I will issue a statement of all transactions as well as a 1099 for rents collected.
